Town Planning Bd. Approves Two Small Subdivisions

The Town of Warwick Planning Board met on Wed., Apr. 21, to hear three public hearings and review five submitted maps from applicants. This was the first meeting of the month after the meeting on Wed., Apr. 7, was cancelled. 

Two Subdivisions Approved

A public hearing was held for The Gables at Warwick’s application for preliminary approval of a proposed five-lot cluster subdivision and lot line change. The property is located on the southern side of Rte. 17A at the intersection of the east end of Ketchum Rd. There were no comments from the public, and after a request from the Gables representative, the Planning Board voted to grant final approval.

A public hearing was also held for Travis Glohs’ application for preliminary approval of a proposed two-lot cluster subdivision on property located on the eastern side of Wawayanda Rd., 1,000 ft. south of Hoyt Rd. 

With no comments from the public, and following a request from Gloh’s representative, the Planning Board gave final approval to the proposed subdivision.  

Black Bear Campground

A public hearing was held for Black Bear Campground’s application for site plan approval and special use permit to expand from 74 campsites to 130 campsites. 

Residents who live on the property next to the campsite voiced concerns through counsel over the expansions. They asked the board to carefully review the impact this expansion could have on the community’s character. Concerns over lighting late at night and water usage issues were also brought to the board’s attention.

The Board decided to have their own professionals review all the documents submitted, which contain the concerns of the neighbors before deciding on how to proceed with the project. 

Following the hearings, the Board reviewed maps submitted by five individual applicants. An opportunity for public comment on these projects will be available when they appear on an agenda for public hearing unless waived.

American Fruits Cordial Corp.

American Fruits Cordial Corporation applied for a sketch plat review and final approval of a lot line change. The site is located on the western side of Glenwood Rd., 2500 ft. north of Newport Bridge Rd. The Board voted to approve the line change and waived the public hearing on the issue. 

G&R Produce Migrant Farm Housing

G&R Produce applied for site plan approval and special use permit for the construction and use of housing for migrant farm workers. These workers would support the G&R Produce agricultural operation. The site is located on the northern side of Van Sickle Ln., 300 ft. west of Pulaski Hwy. The Board agreed to conduct a site visit and will place it on the next available agenda for public hearing. 

Goodmaker Acres

Goodmaker Acres applied for a site plan approval and special use permit for construction for various business uses and a farm stand. The property is located on the northern side of Pine Island Tpk., 700 feet east of Edenville Rd. The Board will set this matter for public hearing on the next available agenda. 

Wheeler Rd. Estates

Wheeler Rd. Estates applied for final approval of a proposed 31-lot cluster subdivision. The site is located along the northerly side of Wheeler Rd. at the intersection of Dussenbury Dr. The Board will place it on the next available agenda for public hearing. 

Big Island Rd. Plat Review & Line Change

Keyvan and Tina Saghafi applied for sketch plat review and final approval of a proposed lot line change. The property is located on the western side of Big Island Rd. and Hedges Rd. The Board agreed to waive the public hearing and gave their final approval on the lot line change. 

Next Meeting

The Board voted to cancel the Planning Board meeting scheduled for Wed., May 5. The next Town of Warwick Planning Board meeting will take place on Wed., May 19 at 7:30 p.m. at Warwick Town Hall, 132 Kings Hwy., Warwick.
